As of 2026, the average detached home in Vaughan trades in the $1.5M to $2.0M range. Executive builds in Kleinburg, Sonoma Heights, and along the Bathurst corridor skew highest — regularly clearing $2.5M — while established Woodbridge and Maple subdivisions and newer townhomes balance the average. Semi-detached and townhomes fall between $1.1M and $1.4M, and condominium apartments — concentrated at Vaughan Metropolitan Centre around the TTC station, along Highway 7, and near the Vaughan Mills area — average $650K to $900K. Vaughan has the second-lowest residential tax rate in the GTA (0.75%, behind only Toronto and Markham), and its combination of TTC Line 1 subway access, two 400-series highways (400 and 407 plus the 427 extension), and Cortellucci Vaughan Hospital gives it an infrastructure profile most 905 municipalities can't match.

In context

Vaughan vs. surrounding communities

Vaughan prices sit on par with Richmond Hill ($1.6M–$2.2M) and Markham ($1.5M–$2.0M), above Aurora ($1.4M–$1.9M), and below Toronto's Bayview corridor. The differentiators are the subway (VMC is the only York Region community on the TTC network), the estate-lot inventory in Kleinburg (which no other York Region town offers at scale), and the Italian-Canadian community anchor in Woodbridge that has kept multi-generational family buying steady across four decades. Buyers moving down from a Kleinburg estate routinely land in Willowdale or Yorkville; buyers moving up from a Toronto west-end semi routinely land in Woodbridge or Maple for the space at a comparable commute.

Where to look

Best neighbourhoods in Vaughan

  • KleinburgVaughan's premier estate community in the city's northwest, anchored by the McMichael Canadian Art Collection and the historic village on Islington. Estate homes on 60-to-100-foot lots and 3-to-10-acre country parcels, wide boulevards, and one of Ontario's most photographed heritage main streets. Consistently the highest per-square-foot values in the city.
  • WoodbridgeVaughan's largest and most established community, west of Highway 400 along Highway 7. Century homes in the historic core along Woodbridge Avenue, plus 1980s-to-2000s subdivisions built around the Vaughan mills and the West Woodbridge industrial corridor. Multi-generational Italian-Canadian family character, walkable to Market Lane. The steady-resale heart of the city.
  • MapleFamily neighbourhood in the centre of Vaughan, around Major Mackenzie and Keele. 1990s-to-2010s builds on 35-to-45-foot lots, walking-distance schools, and easy access to Highway 400 and Vaughan Mills. Popular with first-time-move-up buyers coming from a Woodbridge townhome or a Toronto condo.
  • ThornhillVaughan's eastern edge along the Bathurst and Yonge corridors, shared with the Markham side. Established executive homes on 40-to-60-foot lots, strong school catchments (Thornhill Secondary, Vaughan Secondary), the Promenade Shopping Centre, and easy access to Highway 407 and TTC Line 1 via Finch. A perennial move-up favourite from the Bayview corridor.
  • Vaughan Metropolitan Centre (VMC)Vaughan's new downtown, at the intersection of Highway 7 and Jane. TTC Line 1's northern terminus (Vaughan Metropolitan Centre station), the KPMG and PwC office towers, and 30-to-60-storey residential condominium towers built out from 2018 onward. The only York Region neighbourhood on the TTC subway network — a distinct pocket popular with young professionals and downsizers.
  • Concord / Sonoma HeightsVaughan's central pocket between Highway 7 and Highway 407 along Weston Road and Islington. Newer executive subdivisions in Sonoma Heights on 40-to-50-foot lots, plus the Concord industrial-commercial corridor along Steeles. The numbers

Property taxes and municipal services

Vaughan's 2025 residential property tax rate is approximately 0.75% of assessed value, blended across the City of Vaughan, York Region, and provincial education portions — the second-lowest residential rate in the GTA behind Toronto (0.72%) and just ahead of Markham (0.72%). On a $1.7M home, that works out to roughly $12,750 per year, which is less than the tax bill on a $1.3M home in Newmarket (0.94% = ~$12,220) — the Vaughan owner is paying comparable tax on a substantially more valuable home. The low rate reflects Vaughan's enormous commercial-industrial tax base — Vaughan Mills, the Concord industrial corridor, the West Woodbridge corridor, and the VMC office towers — that shares the load with residential.
