East Gwillimbury, Ontario — a complete real estate guide.

East Gwillimbury real estate market at a glance
As of 2026, the average detached home in East Gwillimbury trades in the $1.3M to $1.7M range. Newer subdivisions in Sharon and Queensville anchor the middle of the market, with 38-to-50-foot lots and 2,500-to-3,500-square-foot builds. Semi-detached and townhomes fall between $850K and $1.1M, and country estates on 2-to-10-acre parcels in the eastern half of the town — Mount Albert, Sherwood, and the concessions — regularly clear $2M. The town's east–west split is the defining market feature: subdivisions west of Woodbine, working farms and estates east of it.
East Gwillimbury vs. surrounding communities
East Gwillimbury sits roughly on par with Newmarket ($1.1M–$1.5M) on subdivision inventory and matches Whitchurch-Stouffville ($1.3M–$1.7M) on new-build family homes, but the country-estate lots in the east half give it a distinct edge on space. Buyers moving from Markham or Richmond Hill typically gain 25 to 40 per cent more lot for the same dollar. It's the closest 404-corridor town where a growing family can still buy an acre without leaving GO territory.
