Innisfil, Ontario — a complete real estate guide.
Simcoe County's Lake Simcoe waterfront town — 30 kilometres of shoreline on the lake's southwestern shore, one of Ontario's fastest-growing family markets, and the future home of the Barrie Line's new Innisfil GO Station. Innisfil pairs Barrie-adjacent price points with genuine cottage-country waterfront within a 400-corridor commute.
Innisfil real estate market at a glance
As of 2026, the average detached home in Innisfil trades in the $850K to $1.1M range. Waterfront homes on Lake Simcoe — concentrated in Big Bay Point, Sandy Cove, and along the Lakelands' shoreline — skew highest, while established Alcona subdivisions and newer builds along the 6th and 7th Lines balance the average. Semi-detached and townhomes fall between $700K and $900K, and country-estate lots in Cookstown, Gilford, and the western concessions on 1-to-5-acre parcels regularly clear $1.4M. The Friday Harbour resort community adds a distinct luxury-condo market with units from $600K to $1.5M-plus.
Innisfil vs. surrounding communities
Innisfil prices sit above Barrie ($700K–$850K), on par with Bradford ($900K–$1.15M), and well below Newmarket ($1.1M–$1.5M) and East Gwillimbury ($1.3M–$1.7M). What Innisfil offers that its neighbours can't is genuine Lake Simcoe waterfront — 30 kilometres of shoreline, four-season lake living, and one of the largest cottage-country-to-year-round conversions in Ontario. The trade against Barrie is a smaller service footprint (no full-service hospital in town, Royal Victoria is 15 minutes north); against Bradford, it's a slightly longer GO commute today, offset by the upcoming Innisfil GO Station on the 6th Line.
Best neighbourhoods in Innisfil
- AlconaInnisfil's largest neighbourhood and main population centre on Lake Simcoe's southwestern shore — the Innisfil Beach Park, the town library, the community recreation centre, and every subdivision from 1970s bungalows to 2020s executive builds. Walkable pockets close to the beach. The steady-resale heart of the town.
- Big Bay PointInnisfil's premier waterfront peninsula on Lake Simcoe's southern shore. Custom lakefront homes on 60-to-150-foot lots, direct water access, and the Friday Harbour four-season resort community with luxury condos and a marina. Consistently the highest per-square-foot values in the town.
- Sandy Cove AcresA large adult-lifestyle land-lease community south of Innisfil Beach Road. Detached bungalows and townhomes at meaningfully lower price points than the freehold market — a niche popular with retirees and snowbirds who want lake proximity without the maintenance.
- Lefroy / Belle EwartSouthern waterfront villages on Lake Simcoe's western shore. Historic waterfront cottages transitioning to four-season homes, and mid-century bungalows on generous lots. Popular with buyers wanting waterfront character below Big Bay Point pricing.
- CookstownA historic village in the town's western half, on Highway 89 near Highway 400. Century homes, walkable Main Street, small-town character, and country-estate lots on the surrounding concessions. Popular with buyers wanting village character with 400 access.
- Innisfil Heights / 6th LineThe corridor around the future Innisfil GO Station on the 6th Line — newer subdivisions, master-planned community-in-progress, and forward-looking buyers positioning for transit access. A first-time-move-up favourite for buyers watching for GO's northern extension.
Schools and family life
Innisfil is served by the Simcoe County District School Board and the Simcoe Muskoka Catholic District School Board. Nantyr Shores Secondary in Alcona is the primary in-town public high school; Innisdale Secondary in Barrie and Bradford District High School to the south round out catchment options. St. Peter's Catholic Secondary in Barrie covers the Catholic system. Innisfil Beach Park (30 hectares on Lake Simcoe with beach, marina, pavilions, and playgrounds), the Innisfil Recreational Complex on Innisfil Beach Road, and Friday Harbour's marina and beach club anchor the town's outdoor family life. Royal Victoria Regional Health Centre in Barrie is the primary hospital, a 15-minute drive north, and Southlake Regional Health Centre in Newmarket is 25 minutes south.
Getting around
Highway 400 runs the town's western edge, with the Innisfil Beach Road, 9th Line, and Highway 89 (Cookstown) interchanges giving direct access — the 400 is the primary commuter route south. Highway 89 runs east-west across the town's northern half, connecting to the 400 and continuing west toward Alliston. Today, Barrie South GO Station (10 minutes north on Mapleview Drive) is the closest GO Transit access with roughly 90-to-110-minute trips to Union Station; the upcoming Innisfil GO Station on the 6th Line will bring the Barrie Line directly into the town. Barrie Transit's InnisfilTransit service runs local buses along Innisfil Beach Road and the 25th Sideroad. Toronto Pearson is a 65-to-80-minute drive south via the 400 and 407.
Property taxes and municipal services
Innisfil's 2025 residential property tax rate is approximately 0.87% of assessed value, blended across the Town of Innisfil, Simcoe County, and provincial education portions. On a $950K home, that works out to roughly $8,265 per year. The rate is meaningfully lower than Barrie (1.40%) and Bradford (1.05%) — Innisfil carries a lighter urban-services load because Barrie carries the regional hospital and Newmarket carries the primary York Region services. The trade-off is that Innisfil's own service footprint is thinner: no in-town hospital, no post-secondary campus. But the property-tax savings on a $1M home are meaningful — roughly $5,000 a year less than the same house in Barrie.
