The Polsinello Team — York Region since 1989

Newmarket, Ontario — a complete real estate guide.

York Region's heart — a historic Main Street, the regional hospital, and the largest set of established family neighbourhoods on the 404 corridor. Newmarket is where the region shops, banks, and goes to the doctor, and it's the rare 404 town where a first-time buyer can still find a starter home.

As of 2026, the average detached home in Newmarket trades in the $1.1M to $1.5M range. Stonehaven and the newer subdivisions east of Bayview skew highest, heritage homes in the Main Street core and the mature west-end neighbourhoods balance the average, and townhomes across the town fall between $800K and $1.1M. Condominium apartments — concentrated along Yonge and near the GO station — average $550K to $800K. Newmarket is one of the last 404-corridor towns with meaningful townhome and condo inventory, which is why it remains a first-time-buyer and downsizer favourite.

In context

Newmarket vs. surrounding communities

Newmarket sits below Aurora ($1.4M–$1.9M) and Whitchurch-Stouffville ($1.3M–$1.7M) on detached prices, but its depth of inventory across every price band is the market feature. It's the closest 404-corridor town where a first-time buyer can still get in under $900K on a townhome, and where a downsizer can find a full-service condo on Yonge. Buyers moving up from Newmarket typically look at Aurora next; buyers moving down from Markham or Richmond Hill routinely land here for the value.

Family life

Schools and family life

Newmarket is served by both the York Region District School Board and the York Catholic District School Board. Newmarket High School, Huron Heights Secondary, Sir William Mulock Secondary, and Dr. John M. Denison Secondary anchor the public high-school system; Sacred Heart Catholic High School covers the Catholic system. Pickering College, the town's private K-to-12 school on Bayview, has been a Newmarket institution since 1842. The Ray Twinney Recreation Complex, Magna Centre, Southlake Regional Health Centre (York Region's main hospital), Fairy Lake Park, the Tom Taylor Trail, and Riverwalk Commons anchor the town's family life.

Access

Getting around

Highway 404 runs the town's eastern edge, with the Green Lane, Davis Drive, and Mulock Drive interchanges giving direct access. The Barrie GO Line's Newmarket GO Station sits at Davis Drive and runs to Union Station in about 50 to 60 minutes at peak. Yonge Street is the north-south spine through the middle of town; Davis Drive is the primary east-west artery, connected to a dedicated bus rapidway (viva Blue). Highway 400 is a 15-to-20-minute drive west via Green Lane or Davis, and Highway 407 is a 15-minute drive south via the 404.

The numbers

The rate is slightly higher than surrounding towns because Newmarket carries the full urban-services load — the regional hospital, the region's largest transit hub, and York Region's main commercial and civic centre.
