Choosing an agent is the first big decision in selling your home. These are the questions we would ask if we were in your shoes, along with our own answers so you know what a good answer sounds like.

1. Are you registered, and with which brokerage?

Every agent in Ontario has to be registered with the Real Estate Council of Ontario. You can check any agent on RECO's public register, which shows their status, brokerage and any recent enforcement history.

Our answer: Frank Polsinello is the Broker and Founder of The Polsinello Team at eXp Realty, Brokerage. You can look up Frank, Brandon or any of our agents on the register.

2. How long have you been selling homes here?

Our answer: Since 1989. Frank and our team have sold more than 5,000 homes, with more than $3 billion in career sales volume, across York Region, Simcoe County and Durham.

3. How will you price my home?

Be wary of the agent who simply quotes the highest number. A price should come from recent sales of similar homes nearby.

Our answer: We prepare a comparative market analysis built on recent sales and the homes you would be competing with. For a quick starting point, try MyValue.ca.

4. How will you market my home?

Our answer: Professional photography, a video walk-through, aerial video, laser-measured floor plans and a staging consultation, plus advertising, print and our branded lawn signs. Our team also runs transit advertising on fully wrapped buses.

5. What will it cost me?

Our answer: Commission is negotiable and set out in the listing agreement, with HST on top. Our team pays all marketing costs. You pay only for trades, repairs or full staging if you want it, and we quote those for your approval first. Our guide to what it costs to sell in Ontario covers the rest.

6. Who will I actually be dealing with?

On a team, ask who handles your pricing, showings, negotiations and paperwork.

Our answer: The Polsinello Team is a father-son team led by Frank and Brandon Polsinello, with more than 30 agents. You will know from the start who is handling your listing.

7. How will you keep me updated?

Our answer: We are available seven days a week, and we will agree with you up front on how and when you hear from us, including showing feedback.

8. How do you handle multiple offers?

In Ontario, every buyer who makes a written offer is entitled to know how many competing offers there are. The details of those offers can only be shared with your written direction.

Our answer: We talk through your offer strategy before any offers arrive, including how much you want to share with buyers.

9. What happens if my home doesn't sell?

Ask how long the listing agreement runs, how long the holdover period is and how the agreement can be ended. Our guide to listing agreements in Ontario explains each of these.

Our answer: We watch showing activity and feedback closely from the first week, and we will tell you plainly if the price or presentation needs to change. Read how many showings it takes to sell for how we read the signs.

10. What do your past clients say?

Our answer: Our clients have left more than 1,230 five-star Google reviews. You can read a selection on our testimonials page.
